How to Repair UPVC Window Lock Mechanism

A UPVC window that will not lock properly is more than a nuisance. It is a security issue, a draught issue and, in many cases, a sign that one worn part is forcing the rest of the mechanism out of line. If you are searching for how to repair UPVC window lock mechanism problems, the first job is working out whether the fault sits with the handle, gearbox, espag strip, keeps, hinges or the sash alignment itself.
Some faults are straightforward. Others look like a lock problem but are really caused by a dropped sash or worn hinges. That matters because replacing the wrong part wastes time and money, and the window still will not close or secure properly.
How to repair UPVC window lock mechanism faults
Most UPVC casement windows use an espagnolette locking system. When you turn the handle, a square spindle drives the gearbox inside the strip, which moves mushroom cams or rollers along the edge of the sash. These then engage with keeps fitted to the frame. If one part sticks, snaps or shifts out of alignment, the whole lock can fail.
In practical terms, that failure usually shows up in one of four ways. The handle turns but nothing happens. The window closes but does not lock. The handle becomes stiff or jammed. Or the sash will not sit correctly against the frame, so the locking points cannot engage cleanly.
Before you remove anything, check how the window is behaving when open and when closed. If the mechanism runs smoothly with the window open but binds when you try to shut it, the lock may be fine and the alignment may be off. If it jams in both positions, the issue is more likely inside the mechanism itself.
Start with the symptom, not the part
The cleanest way to diagnose a UPVC window lock is to follow the symptom.
If the handle spins loosely or turns further than normal, the gearbox or spindle connection may have failed. If the handle is stiff, there may be internal wear in the espag strip, swelling around the sash, dirt in the mechanism or pressure from misaligned keeps. If the key turns but the handle will not move, the handle itself may be faulty rather than the full lock strip.
A window that has dropped at the hinge side can also mimic a failed lock. In that case, the cams meet the keeps at the wrong height, so the handle becomes hard to operate or refuses to fully lock. That is why a proper repair often starts with checking hinge wear, sash position and frame movement before ordering replacement hardware.
What you will usually need
For a basic inspection or minor repair, a screwdriver set, replacement handle screws, silicone-based lubricant, a tape measure and a new matching espag or handle may be enough. If the strip has failed, you also need to measure it properly. The overall length matters, but so do the backset and the position of the cams.
This is where many DIY repairs go wrong. Two espag strips can look almost identical on the floor and still not work once fitted. A few millimetres out on backset or cam position can stop the window locking correctly.
Check the handle first
The handle is the easiest part to inspect and replace. Pop off the screw covers, remove the fixing screws and pull the handle away from the sash. Check the spindle for wear or snapping. If the spindle is intact but the handle feels sloppy or seized, fit a like-for-like replacement.
When fitting the new handle, test it with the window open before tightening everything fully. If it still does not drive the mechanism, the fault is further inside the lock strip or gearbox. If it works open but not closed, look again at alignment rather than forcing the handle. Forcing it usually damages the new part as well.
When the gearbox is the real problem
On many UPVC windows, the gearbox is built into the espag strip rather than being a separate easy-swap unit. If the internal gearing has worn or broken, the handle may turn without moving the cams, or it may lock solid halfway through travel.
To confirm that, remove the handle and watch whether the drive point on the lock strip is engaging properly. If the spindle turns but the cams do not move, the strip generally needs replacing.
Replacing a failed espag mechanism
If you need to know how to repair UPVC window lock mechanism issues caused by a failed espag, the repair is usually a full strip replacement rather than an internal rebuild. Open the window, remove the handle, then unscrew the face-fix screws along the edge of the sash. The strip should slide out, although older units may need gentle persuasion if there is paint, dirt or distortion holding them in place.
Lay the old mechanism flat and measure it carefully. Match the overall length, spindle backset and roller or cam layout as closely as possible. Fit the replacement in the same orientation, secure the screws, refit the handle and test the operation with the window open.
Do not skip that open-window test. If the cams move freely but the sash still will not lock once shut, the keeps may need adjusting or the sash may have dropped. This is a common trade-off with older windows – the new lock can restore internal movement, but it cannot correct frame or hinge wear on its own.
When the problem is alignment, not the lock
A lot of callouts for broken window locks turn out to be dropped sashes, tired friction hinges or slight movement in the frame. The customer feels resistance in the handle and assumes the mechanism has failed. In reality, the lock points are simply no longer lining up with the keeps.
Check the gap around the sash. If it is tighter at one corner and wider at another, the window is likely sitting out of square. Look for rubbing marks where the locking cams are catching rather than sliding into place. Also check whether the sash lifts slightly when you close it, which often points to hinge wear.
Minor keep adjustments can sometimes restore smooth locking. Worn hinges may need replacement. If the sash has significantly dropped, correcting that first can save replacing a perfectly serviceable lock.
Lubrication helps, but only in the right place
Lubricating a stiff mechanism can help if the fault is dirt or minor dryness. Use a silicone-based lubricant sparingly on moving metal parts, not thick grease that attracts debris. Avoid soaking the handle base or forcing spray into every opening. Too much product often creates a sticky build-up over time.
If lubrication makes no difference, stop there. A stiff lock that remains stiff is usually worn, misaligned or partially broken.
Signs you should not force a DIY repair
There is a point where a careful repair becomes a false economy. If the window is shut and locked with a failed mechanism inside, access can be difficult without specialist tools. If the sash is badly dropped, the frame has moved, or the espag is obsolete, the job can move beyond a quick home fix.
The same applies where security matters straight away, such as a ground floor window in a rental property, school or office. In those cases, fast diagnosis is more important than taking the window apart twice and hoping the first replacement part is correct.
A specialist UPVC engineer will usually identify the failed component quickly, carry common parts, and give a fixed-price quote before work starts. That is often the cheaper route overall, especially when compared with replacing a full window that only needs hardware and alignment work.
Common mistakes that make the job harder
The biggest mistake is ordering parts based on appearance alone. The second is forcing a stiff handle shut, which can snap the gearbox or strip the spindle. Another common one is replacing the lock strip without checking the hinges and keeps, then wondering why the new mechanism is still hard to operate.
It is also worth being realistic about age and condition. On an older UPVC window, more than one component may be worn at once. A new handle on a tired strip may buy little time. Equally, a new strip fitted to a badly dropped sash may still feel poor until the alignment is corrected.
Is repair worth it?
In most cases, yes. A failed UPVC window lock mechanism is usually a repair job, not a replacement-window job. Handles, espag strips, keeps and hinges can all be replaced without major disruption, and a good repair restores security and smooth operation at a fraction of the cost of new frames.
That said, it depends on the overall condition of the window. If the frame is badly warped, the glass unit has failed and the hardware is obsolete, a broader discussion may be needed. But most locking faults come down to worn hardware, poor alignment or both – all fixable with the right parts and proper fitting.
